What nobody tells you
before you buy land in Lombok

We've walked hundreds of plots in South Lombok. The difference between a great investment and a costly mistake almost never comes down to the view. It comes down to eight things most sellers won't volunteer.

Road Access

We look at the road before the view. A steep dirt track that floods in wet season makes construction near-impossible and kills your ROI before you start.

Steep Land

Ocean views often come with hillside land. Higher excavation, retaining walls, specialized foundations. What looks cheap on a cliff can be the most expensive land you ever buy.

Water Supply

No public water (PDAM) in many areas. You drill a well — 30–60m deep and not cheap. Some areas produce unsuitable water, forcing full reliance on delivery trucks.

Electricity Access

PLN infrastructure may not reach remote plots. Running a new line can cost millions of rupiah depending on distance. Always confirm before falling in love with the location.

Certificate Issues

Shared family names, unpaid land tax, unresolved BPHTB from previous transactions. Not dealbreakers — but must be resolved before AJB and they take time.

Wrong Zoning

Green zone (agricultural) means you cannot legally build a commercial villa. We see investors buy green zone land regularly. Always check zoning before any financial commitment.
